Most people are familiar with the parties having a role in the transaction. The real estate agent is the most familiar face in the transaction. Then, the lender provides the money necessary to finance the exchange. And ensuring all areas of the transaction are completed and that a clear title passes from the seller to the buyer is the title company. So, who's responsible for making sure the real estate is worth the amount being paid? This is where the appraiser comes in. Inspecting the subject propertyOur first task at RedStone Valuations is to inspect the property to ascertain its true status. To ensure the stated square footage has not been misrepresented and describe the layout of the property, the inspection often includes creating a sketch of the floorplan. Cost ApproachHere, the appraiser gathers information on local building costs, labor rates and other factors to ascertain how much it would cost to build a property nearly identical to the one being appraised. This value often sets the maximum on what a property would sell for. It's also the least used method.
Paired Sales AnalysisAppraisers are intimately familiar with the neighborhoods in which they work. They thoroughly understand the value of particular features to the residents of that area. Then, the appraiser looks up recent sales in the neighborhood and finds properties which are 'comparable' to the property in question. Using knowledge of the value of certain items such as fireplaces, room layout, appliance upgrades, additional bathrooms or bedrooms, or quality of construction, we adjust the comparable properties so that they more accurately match the features of subject property.
